Renewals and Move-Out Procedures
Leases generally run one year from August 1st of one year to July 23rd of the year following. Existing tenants must notify the property manager of their intentions to renew their lease on or before December 1st of each year. Lease renewals must be signed on or before November 30th of each year for new lease year commencement on August 1st.
At the time of lease renewal signing, August's rent must be pre-paid - i.e. the first month's rent of the new lease year. Tenants not signing lease renewals on or before November 30th will be assumed to be non-renewing tenants. Accordingly, apartments will be shown to other prospective tenants throughout the Winter and Spring.
Non renewing tenants must move out by July 23rd to allow management to prepare apartments for the August 1st move-in. Monthly rent is not adjusted or discounted for the "short" month of July. Non renewing tenants will receive security deposit accounting and refunds (minus any damage charges) if full move-out is completed by July 23rd and all other applicable lease and deposit requirements have been satisfied.
